A fitness facility is both an actual and a perceived value added product.

Until recently, typical hotel and apartment building gyms and studios were an afterthought. They were usually converted storage areas or utility rooms filled with old, and out of date equipment.


Recently hotels and residential buildings all over the world are building custom exercise spaces or refurbishing these existing spaces. In a move designed to appeal to more and more travelers who are serious about keeping in shape while on business or vacation, (More travelers each year list having a great exercise facility on premises as a top priority. Many travelers choose a hotel, or a residence based on this criteria). For example, Westin is continually in the process of creating state-of-the-art fitness rooms in all of its U.S. hotels.

Luxury hotel gyms and high-end residence apartments are competing for both return business travelers and loyal tenants. What was once thought of, as an added expense to property and building owners is now a prime business investment, which adds a calculable value-added product and service.

Many hotel chains have almost universally left gym development and quality up to the local manager or owner of each individual hotel. Most private apartment buildings or hotels have no gym or studio standards (and the standards which do exist are low). In the past, part of the reason was because an on-premises fitness facility did not add to the bottom line. But today, as more prospective travelers and tenants regard an on-premises fitness facility as a priority, the “gym” is not only a perceived value-added product and service, but also a real value-added product and service. Many hotels are now also able to charge premium rates for these fitness facilities, by charging daily fees and additional fees for personal training, classes, massage, and other spa treatments, products and services.
